Kirk started pursuing a Real Estate career at the age of 23, obtaining his license in January of 2005. With the recession in the housing market that soon followed his licensure, Kirk found unorthodox ways to generate business for himself. Basically the idea was simple enough, “offer more and better service than his competitors while charging significantly less for his services than his competition.” This concept proved that charging your clients less can actually help you be more successful and give you grateful customers who are always referring you.
In the following years Kirk was able to expand his hometown brokerage into a regional Real Estate company that specialized in finding homes and selling homes for people in lightly served or underserved areas of Southwest Missouri. At the height of the era of high inventory (2015-2017) Kirk was running a team of 9 agents spread out in 13 counties of SW Missouri. Averaging nearly 3 closings a week for 2016-2017.
After feeling like he needed a new challenge Kirk dipped his toes into team building and marketing in other areas of the United States. In 2018 Kirk started a marketing company that was based out of his house but had help from employees in San Jose Costa Rica. With this company Kirk was able to be a silent marketing arm of some very large and powerful Real Estate teams in South Florida, Texas, and Southern California. Even rubbing elbows with some of the top rated teams in the country who were always very “commission focused”, Kirk still always had a passion for his original business model “Do more than your competitors and charge less than they can.”
Now everything has come back full circle. Kirk is back in SW Missouri, ready to take all the lessons he has learned from his vast array of experiences. While getting back to “Doing more, Charging less”. He looks forward to using his experience in over 1500 Real Estate transactions to provide you the most seamless, cost effective, and impressive Real Estate experience you’ve ever had.

Originally from Columbus, KS, I played basketball and studied at the University of Missouri, then transferred to Illinois State University where I graduated with a BS in Business Administration. I currently live in the Webb City area with my wife and 4 children. I was led to become a Realtor in 2004, after developing and managing my own multi family properties in the Joplin area. In that time I've seen how technology has changed how we search and market properties. It's that technology that has allowed me the opportunity to offer a better value proposition for clients that want to sell their home. My mission is to leverage 18+ years of experience to educate and guide my clients through the buying and/or selling process. Same service...better value.

A NEW WAY
OF SELLING HOMES

Right around this time Amazon, Netflix, and other huge companies were acting as a hugely disruptive force in the areas of retail and entertainment. Their business models are extremely similar despite filling different needs. They seek to be very low cost, very low operative expenses, and high customer satisfaction.

Other companies followed suit throughout all forms of commerce and entertainment. It didn’t matter what service you needed or what product you wanted to purchase people were fighting to sell it to you faster, cheaper, and with a higher level of customer satisfaction. That is unless you needed real estate services.

Realizing this the decision was made in late 2015 to offer a low-cost solution to the general public and not make commission savings exclusive to only local builders. After countless hours spent examining real estate brokerage models, marketing and other costs, the idea was formed to list homes for only 1%.

Although there is no "set percentage", 1%  is about 1/3rd of the traditional listing fee. We knew we could offer a high level of customer service and marketing for about 1/3rd of the typical Realtor listing fees as long as we focused on those same principles as the other successful companies mentioned earlier, but this time a disruptive change in real estate. We had to increase our sales volume, but more importantly, we had to retain a high level of customer satisfaction.

With those goals in mind, 1 Percent Lists was formed.
